What is a real estate video?

The Characteristics of an Effective Real Estate Video.

A real estate video focuses less on your company or your employees, as is the case with a corporate image video or a recruitment video. Instead, the focus is on the product: the property you want to sell, rent, or present as part of a financial offer. Nevertheless, a real estate video can also help promote your company’s image and attract potential employees. In today’s real estate industry, real estate videos have become an indispensable marketing tool.

At PanFilm, we know exactly how to produce a real estate video for your company in an efficient and targeted manner. By combining striking visuals with an emotional appeal, real estate videos offer numerous advantages and contribute significantly to the success of real estate projects and the companies behind them.

1. Marketing of Real Estate Projects

The main purpose of real estate videos is to present residential or commercial properties in an attractive way. Traditional methods, such as photos and descriptions in brochures or on websites, are often not enough to convince potential buyers or tenants. A professionally produced real estate video, on the other hand, can impressively highlight a property’s unique features and advantages. Through drone footage, aesthetically pleasing shots of the interior and exterior, virtual tours where applicable, and—for development projects—3D animations, prospective buyers and tenants gain a comprehensive impression of the property and its surroundings. This creates an emotional connection and makes the decision-making process easier. Real estate videos are an indispensable tool, especially in the luxury segment. High-quality videos that showcase a property’s architecture, design, and amenities in great detail can perfectly convey the exclusivity and lifestyle that a property offers. Real estate videos also play an important role in marketing residential developments and office complexes. They showcase the entire project, its infrastructure, and its amenities, giving potential investors and tenants a clear picture of the type of project they are investing in or where they will live or work in the future.

2. Corporate Image Building

In addition to marketing individual projects, real estate videos also help build the image of companies in the real estate industry. A well-produced video can effectively communicate a company’s values, vision, and achievements. Through authentic stories, interviews with executives and employees when appropriate, and insights into completed projects, the target audience’s trust is strengthened and the brand identity is reinforced. Real estate companies use videos to highlight their expertise and innovative capabilities. They demonstrate how they overcome challenges, incorporate sustainable construction methods, and utilize modern technologies. This type of storytelling can make a big difference, especially when addressing investors and business partners. These target audiences place a high value on credibility and professionalism, which can be effectively conveyed through a well-produced corporate video.

3. Recruitment Support

Real estate videos are also playing an increasingly important role in the search for suitable employees. In times of a skilled labor shortage, companies in the real estate industry must be creative to attract qualified personnel. Real estate videos can help in this regard by presenting the company as an attractive employer. A good recruitment video showcases the company’s work culture, career opportunities, and benefits. Through interviews with current employees and insights into day-to-day work, potential applicants can get a realistic sense of what it’s like to be part of the team. Such videos appeal not only to experienced professionals but also to those just starting their careers who are looking for a promising employer.

Here's what our customers say.

What are the criteria for a real estate video?

The formula for success in creating an effective real estate video.

Real estate videos are a particularly effective way to target potential buyers and renters and boost the success of your real estate marketing. The visual presentation of the property not only makes it more attractive to prospective buyers and renters, but also makes it more tangible and emotionally engaging. Real estate videos help build trust and support the target audience’s decision-making process.

Target Audience Focus

A real estate video should be tailored to the specific expectations of the target audience—whether investors, individual buyers, renters, or business clients. The tone and the information presented may vary depending on the target audience and platform—for example, on the company website, LinkedIn, or YouTube. Tailoring the video to the needs of prospective buyers increases its relevance and success.

Highlighting the Property's Advantages

A compelling real estate video highlights the property’s unique features and advantages. It shows how the property can meet the needs and enhance the lives of the target audience, thereby setting it apart from other listings. Clear messaging and vivid depictions of the rooms and amenities spark interest and build trust in the property.

Clarity and Structure

An effective real estate video is clearly structured and focused. The property’s most important features and benefits should be conveyed concisely and in an easy-to-understand way, without getting lost in details. A clear structure helps reinforce the main messages and keep viewers engaged from start to finish.

Professional Quality

The quality of the real estate video plays a crucial role. High-quality footage, clear audio, and well-thought-out editing lend the video a professional look and feel and build trust in both the property and the real estate agent. Professional quality demonstrates that the company pays attention to detail and sets a high standard for excellence.

Visual Introduction

A captivating opening is crucial for immediately engaging the audience and encouraging them to keep watching. A creative, visually appealing opening—whether it’s a panoramic shot, a close-up, or a dynamic tracking shot—ensures that viewers will have a positive impression of the subject and the company.

Over the past few years, we have produced various videos in the U.S. for our client BVT, based in Munich. For about 20 years, BVT has been offering private and professional investors the opportunity to invest in the U.S. rental housing market. Due to the high prices of existing properties in the U.S., the company focuses on project development under the motto “Build instead of buy.”

We have produced various videos for these project developments. This one describes the asset class and relies exclusively on typography as a means of conveying information.

Why do you need a real estate video?

10 Reasons to Use Professional Real Estate Videos and Their Benefits.

Real estate videos are a particularly effective way to reach potential buyers and tenants and speed up the decision-making process. The visual presentation of the property not only makes it more attractive to potential buyers or tenants, but also makes it more tangible. Real estate videos are powerful tools for sparking interest, building trust, and accelerating the marketing process. They are the key to effectively presenting your property in a way that leaves a lasting impression on your target audience.

Long-term customer loyalty

Real estate videos not only have a positive impact on short-term marketing but also foster long-term customer loyalty. They strengthen your brand’s image and build trust and loyalty by conveying an authentic and impressive picture of your properties. Real estate videos have a wide range of applications, which should be clearly defined at the start of production. A real estate video can be used in online communications, direct mailings, on-site presentations, open houses, trade shows, or as an exclusive marketing tool.

Several videos

Many of our clients need not just a single real estate video, but multiple versions to highlight different aspects of the property or showcase several properties. The cost of additional videos decreases when certain elements can be reused, such as logo intros, drone footage, text overlays, or music.

Sales Tool

A real estate video is a compelling way to visually showcase the property’s advantages and unique features to potential clients. Through a video, we tell a story that demonstrates how the property meets the needs of the target audience. Real estate videos encourage the decision to buy or rent by evoking emotions and creating a sense of the property. They attract more attention, leave a lasting impression, and help prospective buyers and renters better visualize the property.

Marketing tool

Real estate videos are an important part of your marketing strategy. They convey the property’s key features and unique qualities in a vivid, clear, and modern way. Animations or graphics can be used to highlight specific aspects. Skillfully incorporating real estate videos into your marketing strategy increases visibility and builds trust, leading to more inquiries and stronger customer loyalty.

SEO Optimization

Real estate videos contribute to your website's search engine optimization, as Google considers video content to be more relevant than plain text. A well-placed real estate video increases the chance of being listed as a rich snippet with a preview image in search engine results and improves visibility in those results.

Customer Satisfaction

Real estate videos give potential buyers and renters a realistic picture of the property and help avoid false expectations. A clear and authentic presentation reduces the risk of misunderstandings, which leads to satisfied customers in the long run and can increase the closing rate.

Building Trust

Prospective buyers are more likely to trust a real estate agent who presents the property in a high-quality video. Real estate videos build trust and enhance the company's credibility by providing a comprehensive and appealing view of the property.

Information Gain

Incorporating real estate videos into your online presence gives customers a clear idea of the property. This helps avoid surprises and ensures the property is presented in a professional and compelling way. Real estate videos not only spark interest in the property but also enhance the overall buying experience.

Customer Communication

Real estate videos are an ideal way to answer questions and highlight a property’s advantages, such as its location, amenities, and architecture. They provide prospective buyers with exactly the information they need to make a decision about the property, thereby reducing uncertainty and concerns.

How is a real estate video created?

6 Steps to Creating Your Professional Real Estate Video.

Producing an impressive real estate video requires careful planning and a structured approach. Here, you’ll learn how the real estate video production process typically unfolds.

The entire process, from the initial request to the completion of the video, typically takes between one and three months. Please note, however, that the efficiency of your company’s internal coordination processes may affect this timeframe.

Producing a real estate video requires expertise, creativity, and effective collaboration. Rely on our many years of experience to produce a video that showcases your property to its best advantage.

1. Concept Development and Goal Setting

The first step in creating a real estate video is to clearly define your goals and analyze the property’s key features. A detailed project plan and a compelling storyline are essential for showcasing the property in its best light.

2. Casting and Booking

Choosing the right actors or testimonials is key. Authentic personalities and emotional stories bring your real estate video to life, appealing to potential buyers and sparking their interest.

3. Preparing for Filming

Detailed planning of the shoot is of great importance. We find suitable locations, assemble a qualified film crew, and take care of all the necessary details, including technical equipment and props. A precise shooting schedule ensures that everyone on set knows exactly what to do to capture the property’s best features.

4. Filming

The actual filming usually takes place on-site at the property and lasts one to three days, depending on the video’s length and the project’s complexity. We ensure that the shoot runs smoothly and that, even in the event of unforeseen delays, all necessary footage is captured to guarantee a high-quality presentation.

5. Post-production

Once filming is complete, post-production begins. Your video will be edited, set to music and sound, and, if necessary, enhanced with animations to highlight additional information. This step involves several rounds of revisions to ensure that the final product best reflects your vision.

6. Publication

Your finished real estate video is ready for release. We’ll handle the upload to the appropriate platforms and assist you with booking ads. Whether for your online presence or real estate portals—we’ll ensure that your video reaches the desired audience and appeals to potential buyers.

How much does a real estate video cost?

An overview of the costs.

The cost of a real estate video depends on a variety of factors and varies depending on the scope of the project and the desired objectives. A custom production can be very time-consuming and technically demanding, but impressive results can be achieved even on a smaller budget.

Here is an overview of the most important cost factors:

Pre-production

Pre-production includes content and visual concept development, client consultation, organizing the team and technical setup, storyboarding, as well as selecting props and filming locations and obtaining filming permits. This is where the foundation for the film’s success is laid.

Technical Specifications

A high-quality real estate video requires professional camera equipment, lighting, and camera accessories such as sliders or cranes. Drones are frequently used for aerial shots, especially in luxury real estate videos, as they offer spectacular views of the properties and their surroundings.

Acting and Voice-Over

Including actors, voice-over artists, or testimonials can further enhance the film. The costs for actors and voice-over artists vary depending on their level of fame, availability, and how the film will be used.

Production

Filming accounts for a significant portion of the costs. It includes the film crew (director, camera, lighting, sound) and all logistical requirements, such as filming locations and schedules. Depending on the complexity of the project, production can take anywhere from one day to several weeks.

Post-production

Post-production includes film editing, color correction, sound design, and the integration of animations or 3D elements. This is a crucial phase in which the footage is transformed into the final real estate video.

Music Licensing

Music is an important part of many real estate videos. Either royalty-free music is used, or custom music is composed, which incurs additional costs.

Correction Loop

During the production process, customers often have the opportunity to request changes. These rounds of revisions affect the amount of work required and can increase costs.

Additional Costs

Additional expenses such as travel costs, lodging, meals for the crew, location rentals, props, and administrative costs are considered incidental expenses, which can vary significantly depending on the project.

The total cost of a real estate video depends heavily on the specific requirements and scope of the project. To strike the right balance between budget and production quality, we recommend working closely with us to ensure that the video best meets your goals.

More Information

For our client, Dr. Peters, we produced an impressive product video about a Courtyard by Marriott hotel in Oberpfaffenhofen. The video focused on showcasing the hotel, its location, and its attractive surroundings.

To produce this film, we needed, in particular, very close coordination with the Oberpfaffenhofen Special-Purpose Airport, located right next to the hotel, since air traffic takes top priority for safety reasons, and we were only allowed to take drone footage during periods when no aircraft were approaching or taking off.

Thanks to thorough and detailed planning and perfect weather, the nearly three days of filming produced beautiful, multifaceted shots that showcase the hotel and its surroundings in the best possible light.
